PROPERTY MANAGEMENT & LETTING


A yield of 9% p.a. is expected by the ski apartments in the Villa Svancari development. Upon a separate agreement the letting and management services can be provided directly by the developer of the project in partnership with major international and local tour operators.


The property management and letting services will include:

• Organisation of the maintenance required at the apartment, inclusive of regular cleaning, change and laundry of linen

• Organisation and payment of any and all expenses relating to the property to third-party suppliers: e.g.: bills for power and water supply, cable TV, Internet, cleaning and the general maintenance of the apartment, including repairs and renovation as and when required

• Organisation and the payment of the annual property tax (funds must be supplied by the apartment owner).
• Organisation, filing and submission to the tax office of the annual tax statements and of the tax relating to the rental of the apartment

• Organisation of book-keeping and the storage and maintenance of all records and received invoices, payment receipts and other documents from third-party service providers, agents, local authorities and tax administration bodies

• Representation of the apartment owner and protection of his/her rights



Pricing

The apartments are priced in SKK, however, our link above provides you with the Euro equivalent at an exchange rate of 34.7SKK = 1 EURO. When you pay for your apartment, you will pay the in accordance with the daily exchange rate. This process can be managed through one of our partners, please contact us for further details.


Furniture Packs

The developer offers an excellent value furniture pack which includes everything required to rent the apartment out, including kitchens with all white goods and full furniture for each room. These are available at a cost of 181,000SKK (approx. €5,320) for a studio apartment and 219,000SKK (approx. €6,420) for a one bedroom apartment (including VAT).



Construction

Construction will be completed by the end of December 2007. At which point, the apartments will be ready to rent for the majority of the ski season.



Mortgages and Finance

Mortgages are available to foreign investors up to 70% through several local banks, we will help you to arrange this. All of the prices include VAT, some standard additional costs can be found below.



Payment Terms

The Right Move Abroad have a refundable reservation fee policy which enables you to hold an apartment for up to 30 days without actually committing to the purchase. This enables you to view the development and do further due diligence prior to signing your contract and paying your first instalment. Only 10% of your reservation fee is retained by The Right Move Abroad as an administration charge. We will accept verbal reservations which are valid for 72 hours.


The refundable reservation fee is €3,000 and should accompany a signed reservation form which is available upon request. This reservation fee is deducted from your first instalment. After 30 days of receipt of your reservation form and cheque, the reservation fee becomes non-refundable.


FIRST INSTALMENT - 40% upon signing the Preliminary Contract of Sale within 30 days of making your reservation (minus your €3,000 reservation fee).

SECOND INSTALMENT - 40% upon completion of the roof of the apartment building.

FINAL INSTALMENT - 20% upon hand-over.


MORTGAGES ARE AVAILABLE TO COVER THE FINAL TWO PAYMENTS.

About Slovakia

About the Region

Kysuce is a region of fresh green forests, mountain brooks and isolated fields, hidden in the Northern corner of Slovakia close to the Czech and Polish borders. The region is woven by numerous stories and legends. There is an abundance of trees, animals and tasty mountain fruits. Small wooden houses on green pasture lands give great character to the area, there are fresh meadows and fields and endless forests. The country is rich cultural traditions and authentic folklore. Velka Raca is the highest peak of the Kysuce region.


Velka Raca is located in the picturesque Kysuce village named Oscadnica in north-western Slovakia. It is a valuable natural territory towering over the surrounding villages. The peaks in particular, with preserved natural populations of fir-beech forests and rowan-pine forests are the main reason why 313 hectares were classed as a National Natural Reserve in 1976. The Velka Raca peak with the altitude of 1,236m above sea level is the highest point in Kysuce region and it is a popular destination for nature tourists and skiers.

The village of Oscadnica ranks among the most important centres of winter and summer tourism and holiday making not only in the Kysuce region, but also in Slovakia. It forms an interesting territorial unit combining elements of original settlements with a relatively well conserved nature. This is a great opportunity to make use of the area for tourism and recreational purposes.


Velka Raca is a well known tourism centre in its own right - ranking among the greatest ski centres in Slovakia in terms of infrastructure and the length of their ski slopes. Getting to Oscadnica is easy as it is only a two hour drive from both Bratislava and Vienna where are the International Airports are located.


In winter, Velka Raca is known as “ Snow Paradise“


All fans of ski tourism, starting from beginners up to the most advanced skiers will find their place here. In this ski resort, at three locations DEDOVKA, MARGUSKA and LALIKY, there is excellent ski infrastructure, including two 4-chair lifts and one 6-seater lift in combination with 8-seater cabins with total transportation capacity of 9,700 persons per hour, 14 km of downhill tracks treated on a regular basis and cross-country skiing tracks at the Health Track with lengths of 1, 3 and 5 km.


The downhill trails are regularly trimmed by SPV Kassbohrer and all of the downhill trails are equipped with snow machines. In optimal atmospheric conditions it’s possible to cover all downhill trails with artificial snow in just 10 days, therefore the ski resort is always open, even when there is no natural snow (which is not often in this resort!).


There are a variety of services in the resort, which are helpful and make everyone feel comfortable:


• A sport equipment shop and rental agency, left-luggage office and ski service (close to the lower station of the ski-lifts in Dedovka and Laliky)
• There is a ski school for beginners in Dedovka - Kosariska
• There is an intermediate and advanced ski school and snowboarding school
• Banks and exchange offices in Dedovka and Laliky. There is also an abundance of ATM machines in the resort.

Bobsleigh track – ALPINCOASTER
The main attraction of the summer season should be the bobsleigh track. The bobsleigh ride starts on the top cableway stop in Dedovka. The track is 1300m long and you can get up to speeds of 40km/h. It has 15 turns, 1 roundel and 12 jumps. The bobsleigh track is extremely safe, you control the speed of the lift cart by yourself – the maximum speed was technically adjusted to 40 km/h and the cart can never leave the track. Moreover, you are fastened to it with safety belts. Each cart has two seats, it’s designed to carry two adults. The bobsleigh track works in winter too.


Rope park – MONKEY WAY
The entrance to the rope park is situated also at the top of the Dedovka cableway stop. It‘s actually an obstacle course 2 to 4m above the ground among the trees. Each visitor gets a training session before they are allowed to start. The whole track is supervised by an experienced instructor.


Children's rope park – SMALL MONKEY WAY
This park is designed for children up to 150cm tall, all the obstacles are a maximum of 30 cm above ground. There are 8 obstacles, a rope pyramid and a rope tunnel in the children's circuit.


X-JUMP trampolines
There are 4 separate trampolines that work on a principle that when the jumper bounces on the trampoline in their seat (that is connected to the X-jump elastic bands) 7m high jumps can be achieved.

For the smaller jumpers there is a trampoline site with 8 trampolines where the children can fully enjoy themselves.


Four-wheelers
For the adrenalin enthusiasts, you can enjoy a ride on the forest paths in the Oscadnica surroundings in two-seat four-wheelers with the escort of an instructor. You will be able to try your own craft and skills on two circuits or go on an individual trip.


Summer snowboard – MOUNTAIN BOARD
It’s like a snowboard on wheels that gets slowed down with a brake in the hands of the driver. The control is similar to skate board. This is very popular.


Scooter – MONSTER
This robust scooter, weighing 18 kg, with disk brakes, and low centre of gravity, will go up and down any hill.


Three-wheeler – STANLEY RIDER
This three-wheeler has seats, and the ride is controlled with legs that control the front driving wheel. Two hand-controlled levers work as brakes.


Downhill biking
This is a very popular activity and takes place on the pistes with classic mountain bikes. The tracks are marked.
