The Tatran Hotel development represents a unique opportunity to invest in a hotel in one of the most popular skiing destinations in Eastern Europe. This totally renovated, refurbished and redesigned hotel is in a popular tourist region located between Poprad and Kezmarok in the scenic village of Velka Lomnica, 640m above sea level and only 5km from the Tatra National Park. Additionally, Hotel Tatran is surrounded by excellent ski resorts and only 9km from Poprad airport which is already served by many low-cost carriers.
At the base of the High Tatras there are three major ski resorts connected by a new, efficient train shuttle system. Meaning that you can easily ski one resort in the morning and another in the afternoon. Most ski slopes in the High Tatras face south. The most popular for advanced skiers (and the best equipped) is Tatranska Lomnica which has the best lift systems in the High Tatras including a four-person gondola.
Tatran Hotel will be made up of studio and one bedroom apartments with spectacular views of the High and Low Tatras mountains. The hotel will be operated like any other high class hotel with 24 hour reception service, secure ski storage, a restaurant, Jacuzzi and fast internet connection throughout.
The apartments will be presented fully furnished and equipped, ready to rent out. They will come complete with fully fitted bathrooms, high quality carpets (bathrooms tiled), digital TV and fast internet connection and full heating systems.
Studio apartments will consist of sofa bed, full furniture, LCD TV, DVD player, digital TV tuner, rug, lighting, bedside table, dressing table, radio-alarm clock, blinds and fully fitted bathroom.
One Bedroom apartments will consist of sofa bed, 2 x single beds, full furniture, LCD TV, DVD player, digital TV tuner, 2 x rug, lighting, 3 x bedside table, 2 x dressing table, 2 x radio-alarm clock, blinds and fully fitted bathroom.

MAINTENANCE OF THE BUILDING AND ITS COMMUNAL AREAS
The maintenance of the building and the communal areas will be provided directly by the developer of the Hotel Tatran.
PROPERTY MANAGEMENT & LETTING
A yield of 7% p.a. is expected in the Hotel Tatran. Upon a separate agreement the letting and management services can be provided directly by the developer of the project in partnership with major international and local tour operators.
The property management and letting services will include:
• Organisation of the maintenance required at the apartment, inclusive of regular cleaning, change and laundry of linen
• Organisation and payment of any and all expenses relating to the property to third-party suppliers: e.g.: bills for power and water supply, cable TV, Internet, cleaning and the general maintenance of the apartment, including repairs and renovation as and when required
• Organisation and the payment of the annual property tax (funds must be supplied by the apartment owner).
• Organisation, filing and submission to the tax office of the annual tax statements and of the tax relating to the rental of the apartment
• Organisation of book-keeping and the storage and maintenance of all records and received invoices, payment receipts and other documents from third-party service providers, agents, local authorities and tax administration bodies
• Representation of the apartment owner and protection of his/her rights
Pricing
The apartments are priced in SKK, however, our link above provides you with the Euro equivalent at an exchange rate of 34.7SKK = 1 EURO. When you pay for your apartment, you will pay the in accordance with the daily exchange rate. This process can be managed through one of our partners, please contact us for further details.
Construction
Construction will be completed by the end of April 2008. At which point, the apartments will be ready to rent for the majority of the ski season.
Parking
Parking spaces are available to purchase at 117,850SKK each (approx. €3,400).
Mortgages and Finance
Mortgages are available to foreign investors up to 70% through several local banks, we will help you to arrange this. All of the prices include VAT, some standard additional costs can be found below.
Payment Terms
The Right Move Abroad have a refundable reservation fee policy which enables you to hold an apartment for up to 30 days without actually committing to the purchase. This enables you to view the development and do further due diligence prior to signing your contract and paying your first instalment. Only 10% of your reservation fee is retained by The Right Move Abroad as an administration charge. We will accept verbal reservations which are valid for 72 hours.
The refundable reservation fee is €3,000 and should accompany a signed reservation form which is available upon request. This reservation fee is deducted from your first instalment. After 30 days of receipt of your reservation form and cheque, the reservation fee becomes non-refundable.
FIRST INSTALMENT - 40% upon signing the Preliminary Contract of Sale within 30 days of making your reservation (minus your €3,000 reservation fee).
SECOND INSTALMENT - 40% upon completion of the roof of the apartment building.
FINAL INSTALMENT - 20% upon hand-over.
MORTGAGES ARE AVAILABLE TO COVER THE FINAL TWO PAYMENTS.

AquaCity
